Excellent communication, resumption of contracts, everything is on time. Some people do not understand that it is their duty (and their notary) to check the condition of the property, all the details are not always communicated to the agents by the seller.
At first glance everything seemed fine, house bought with some work to be done, no problem. The previous owner apparently had difficulty walking and had not been upstairs for years. It turns out after purchasing the property, the house had been empty for 15 YEARS, uninhabited, unheated, not maintained. Also a huge moisture problem in the roof of the extension, not really a hidden defect, because it had already been patched up. Either they are poorly informed and know nothing about their job, or they can act well.
This is the most incompetent agency I have ever dealt with. My partner and I were really interested in a property, we provided all required documents (payslips, letter of motivation, ID cards) and even a current landlord reference.
The real estate agent somehow managed to drag this out for a month before trying to strongly pressure me into moving in within a week. We had previously discussed that it could be possible to move in a couple of weeks later. When I was no longer interested in being pressured into a move in date I did not want, the real estate agent then tries to gaslight me by saying that it was “always possible” to negotiate the move in date. Please avoid here.
Very bad experience with the agency. It is a pity that more than 1 year after my purchase I notice that there are still defects in the building. Knowing that in my apartment it is even the best situation of all four residential units sold in the same building by Immo ID... To give you an idea: a rotten garage door that is sold as "new", moisture in the walls, an unfinished terrace, lack of thermostat, lack of EPC certificate for more than a year, ...
For quick buys and sells they're good. However whenever problems arise they take their hands off the case. Watch out for this sneaky trick they pull off: when you buy property, but something's not finished in the house, they write it down in the offer acceptance to make you feel protected. However, whatever is agreed with the broker is not stipulated in the sales agreement anymore. Watch out for this. Broker and seller work together, make sure you protect yourself. Watch out for sales tricks and false promises, they're not very honest. Feels like the money is what matters most to them. Would recommend you consult an open agency with more work ethic than them.
I sold my mother's house in Wemmel via IMMO ID. The estimate of the value of the house was carried out by IMMO ID. I was very well advised to display the right price. The results were very quick and very effective. It only took 36 hours to organize the visits, receive the signed offers and inform me. House sold, at the asking price! I was speechless.
Subsequently, throughout the period preceding the signing of the notarial deed, IMMO ID was professional, friendly and available to resolve the inevitable small problems. On the day of signing the deed, IMMO ID did more than I could reasonably hope for: one last problem found its quick and balanced solution. I recommend IMMO ID without the slightest reservation.
