      • - Under any circumstances do not sign the offer from the estate agency without first consulting with the notary. The offer is written all in favour of the seller, while you as a buyer basically have no rights, only obligations to meet with crazy deadlines. I have never thought that the offer needs to be consulted with a notary, but this is a MUST, otherwise you can very easily lose your 10% deposit and the property. On top of that the estate agent did not communicate facts we agreed on to the seller, and I was forced to sign the compromise with the conditions I didn't agree and approve ,with the threat of losing the 10% deposit, in the end this cost me 4.500euro!
