No responses to emails, no follow-up, no general emails to inform of burglaries in the building... the elevator in the building breaks down? It is up to us to contact the company, if none of the other owners/tenants often do anything about the language barrier (Shapiens), well you are left without an elevator.
So why put your nameplate in the elevator?

We worked with this trustee for 2 short years.
We have to deplore:
- Reserve fund emptied for the benefit of working capital: without notifying us when it also belonged to another co-ownership;
- Payment of invoices of which we were never aware of the existence;
- Conflict of interest: the trustee proposes to become a gardener himself;
- Fees billed to the wrong people;
- Non-compliance with AG decisions: a larger sum had to be paid into the working capital, this was never the case;
- Payment of invoices higher than validated quotes, without notifying us;
- Despite the small size of our co-ownership, total lack of communication, particularly for the choice of AGM dates;
- Never clarified that the quarterly calls were insufficient and, de facto, left the accounts dry;
- Addition of “administrative” costs to their services of which we were not informed;
- Non-compliance with professional secrecy;
- Following the analysis of the Auditor, the situation worsened, the trustee became upset, resigned from his functions, did not resolve any of the aforementioned concerns and, when he deigned to respond to emails, evaded our questions by showing 'extreme condescension.
This experience was a source of hassle, additional work and stress.
We therefore strongly advise against using their services.

Be careful, be wary! They are asking for very large provisions for charges the first year, saying that this will be rectified later. Then, they make mistake after mistake in management, invent laws, make mistakes in the accounts. Relations end up becoming sour so they resign by refusing to do the end-of-term accounting. And never reimburse you for any amounts you overpaid. By doing this in each co-ownership they manage, it must end up making a nice little capital in their pockets.
