-Building/infrastructure? Residence Vicus is 9/10 score. It simply has all the necessity needed from today modern apartment. (e.g. private car parking, bicycle and *motorbike parking, elevator, easy access, very clean, secure, noise cancelling, bright and eco engineering)

Wow, you haven't started building yet and you are already causing nuisance in the street. I understand that they are drilling for steel. But if they are standing in front of your garage with their van, and you ask them not to stand in front of the garage of someone on the street. They sit down and threaten. I rented a studio (juventutis) at Vercammen residential projects for a period of 3 years.
First of all I want to start with the positive.
The studios that Vercammen residential projects rent out are in excellent condition. Sustainable and high-quality materials are used. Each student studio also has its own kitchen and bathroom. If something is broken, they respond professionally and do their best to solve it as soon as possible. There is a permanent caretaker Eddy who thoroughly cleans and maintains the communal parts of the studio every week. If there are minor problems with the studio, you can always contact him for a solution.
However, I also experienced some negative things during my 3-year stay.
First of all, I would like to emphasize that the internet (included in the rental price) is extremely fast. And can easily provide all students with a stable connection. However, this connection frequently disappeared, especially during the last year. This was a big problem for many of us during corona time / online class.
Secondly, I noticed that everything that can be charged to the tenant is also charged. An example of this is the lock on the communal front door. This has been defective for some time as it is used practically every day by all 36 tenants. So wear and tear seems logical to me over time. Yet they charge these types of costs to the tenant. A few months before departure, a list will also be sent with the costs that will be charged for cleaning up every part in the studio (even depilating the shower drains). Of course, these costs should only be incurred if it is reported that the own cleaning was not in order. For damaged furniture, the entire piece of furniture will be charged. In the meantime, the exit has been completed together with Concierge Eddy and Maxime and went without any problems! The room was in perfect condition!
Of course, things like an internet connection not working or other issues of this type are unavoidable. And they do their best to solve this.
