Smooth, nice words, but hire a good notary and/or architect to study the compromise COMPLETELY and THOROUGHLY because there are 1 : contradictions in and 2: obvious red flags that are minimized when reported. Until urban planning clearly indicates that the property for sale is subject to construction crimes!
Don't be fooled, don't let yourself be pressured! Broker and seller are in cahoots!
NEVER SIGN before you have received a clear go from the notary and you have possibly been able to obtain additional information from urban planning yourself.
