The South Cape trustee party is distressingly amateurish. Not only do they not follow up on files, the accounting is a disaster, the management of general meetings is mediocre, but they also don't want to respond to anything when you send an email. This company sometimes flirts with the legality regarding certain practices and several co-owners have taken legal action. To flee !!!! Its manager Mr Dethoor really looks overwhelmed, see next to his pumps.
You will receive automatic emails asking you for €750 quarterly charges, a plaque stuck in feather paper in the stairwell and impossible to remove: could you come and remove it?).
The Trustee completed his mission without finalizing what remained to be done: annual statement, water and heating consumption. Really to the masses!
Incompetent or even dishonest trustee in view of the management service not honored.

Cap-Sud makes us believe that the entity is divided into 2 distinct companies (Cap Sud Etterbeek (sale/purchase) and Cap Sud Syndic), but all their activities are located at the same address (Cours Saint-Michel 93, 1040 Etterbeek ) and the same people manage these companies (see the accounts at the BNB). Just like "Iodis" which is only a sub-subsidiary of Cap-Sud (besides what does Iodis actually manage? Because there is just a label with sticky paper on your mailbox but what are the activities of this "society"?). Can you give me the VAT numbers of your companies if they are separate legal entities in order to check with the ECB? I can't find any VAT entity that corresponds to "Cap Sud Syndic". Sincerely

Cap-sud bought our trustee Iodis. They had no problem organizing an AGM at the first opportunity to change their prices but on the other hand, they have been aware since last winter that we absolutely have to change the boilers, we have been asking them for months to gather three quotes (including two contacts that we gave them) and have no response to our emails and messages. It's really tiring to pay an expensive and nasty trustee and still have to chase after something so urgent. Unfortunately, it seems that this has become the norm for trustees in Brussels.

For a moment I thought this trustee (Cap Sud Syndic Bruxelles) was more serious than many others. Unfortunately, it seems I was wrong. Almost no repairs are made in our new 4-year-old building which is deteriorating month by month. Very often, they do not respond to emails. Concerning our co-ownership, they regularly make accounting errors. Their management of our co-ownership is very lacking in humaneness. Hoping for the slightest understanding on a case-by-case basis from them seems to me to be a utopia. And often, when you are lucky enough that they read your email, they seem to only read it diagonally and only understand half of it - sorry -> only the tenth. I am very disappointed with this trustee. Sometimes, this trustee even seems to make fun of us, co-owners. Often I wonder if they are incompetent to manage our co-ownership or in bad faith. They regularly give incorrect information. Is it intentional or is it incompetence? I do not know. Everything seems to have become extremely expensive since they managed our building. They lost my trust when I really believed in them. I sincerely hope that their mandate will not be renewed in our co-ownership. Based on my experience, I can only advise you to flee this trustee.
