      • - Good guidance during the sale, unfortunately things only went downhill after the provisional delivery. Here is a short list of agreements that were not kept: I would like to invite you to Maasrode 17 to 21B in Halmaal, which concerns 5 new lots where everyone has their own problems, one worse than the other. - Gilen Real Estate wants the full 100% payment before they hand over the keys upon delivery, in other words afterwards you are faced with a fait accompli if matters need to be resolved, and there are more than enough of them. - I had about ten issues that were noticed during the provisional delivery, most of the problems were resolved in the following months after a lot of back and forth calls and emails. I would like to thank Eric, one of the few employees there who wants to but cannot. - For potential buyers, I would like to inform you that communication is non-existent, if you do not call or email yourself, nothing will happen and you will have no information. - Currently in freezing temperatures, I am left with 8 windows and doors that are damaged, leaking water, causing drafts and there is no solution, 6 months after delivery. I have to mop every day with the slightest rainfall, the profiles are damaged, poor insulation, sometimes non-existent, glue residue and dust behind cross divisions, poorly adjusted draft brushes at the doors, incorrect placement on the blue stone, the list goes on. People are being strung along time and time again. An independent company that carries out repairs to windows and doors has stated in the presence of a Gilen representative that only new windows can provide a solution, but Gilen is not interested in this and wants to 'repair' them. When asked when, we can only wait. In the meantime, I have to postpone my appointment with a painting company again because I have no date when the problem will be solved. If this is ever resolved, because apart from passing on responsibilities, no action is taken. - Gilen promises an enclosed, landscaped garden upon delivery, but we are 6 months further and Ypres was better in 1917, only the poppies are missing from this volcanic crater. Knowing full well that several owners have dogs, it is impossible to leave them outside in the coming months due to the mud and still existing stones, glass, etc. Here too, I owe the garden contractor an answer when he can start because there is no information or help from Scream out. - In the meantime, I have been waiting for 6 months for a staircase to enter my home from the carport, but no answer here either. People expect much more empathy. This project will cost approximately 450,000 euros, all interim payments were made on time, and everything that was requested from Gilen to the buyer was fulfilled. Unfortunately, this is only one-way traffic. In an era where email, mobile phone and messages are the most normal things in the world and are an everyday use, it is very frustrating that they are not used. The non-communication, arrogance and especially the incompetence of, among other things, an inexperienced site manager is the icing on the cake. No one will be sold on the fact that in a new building, 6 months after identifying the problems, they enter winter with drafts and flooding and that you have to find solutions yourself. My girlfriend and daughter refuse to visit because I "have a cold house". We have been asked several times about the installation plan for the underfloor heating, but we were not given this. So anyone considering a purchase from Gilen, think carefully about what you are getting into, I am clearly not the only online person here sharing their negative experiences. I hope I can save you from countless sleepless nights and stress. Feel free to visit Halmaal, you can experience despair, frustration and injustice up close.

      • - We were initially satisfied with Gilen. We were well informed during the purchase and had fairly good contact during construction. Now a year and a half later, there is still a relatively long list of matters that need to be further completed and/or dealt with, but no further action is being taken. We keep sending the same list over and over again, but unfortunately we cannot delete any completed items and we receive no feedback from Gilen. We regret this state of affairs.
