      • - Where shall I begin… I had contact with this real estate agent for the first time in 2022 to rent an apartment, everything went smoothly & the administration was handled quickly, nothing to complain about. Communication also went very smoothly. However, when the company left a year later, the balls started rolling. Visits for possible subsequent tenants are difficult and unprofessional, often against her will and with a sigh, and also little information for the tenant when the visits will take place (sometimes only a day in advance). In addition, the broker notes and quotes the following on its public website; “Does Vastgoed Spriet have a permanent professional photographer with whom it works? Yes." Not much to see when the owner arrives in her coat with a mini camera, an intern and not to mention a huff and a sigh. When she left the apartment, she said nothing was in order, she said she found it “not clean.” Fine…. Even after the arrival of a cleaning team a week later, it was still not up to standard, but OK! You would almost feel sad. Finally, at the climax, the real estate agent describes in her contract that the tenant is obliged to provide and maintain the central heating boiler (or in her words 'heating boiler' because she is simply not familiar with a central heating boiler) every year and to descale it annually. You think logically if you use the boiler yourself throughout the year. Already fulfilled according to the contract arrangement, but according to the broker it is 'prohibited' under the radar. According to the broker, this was stated verbally during the key transfer, but this is not stated in the contract. Obviously because she won't get '200' euros. A central heating boiler remains a difficult word for her afterwards. -€200 from your deposit for the maintenance of the boiler, which she does not carry out but rather puts into her own wallet. It's strange even though you literally email the document to her and have an explanation. She was very quick to respond that something was not allowed, but when you as a tenant did something right as your duty, it was wrong in her eyes. She also immediately knows what to start about or quote, again strange... She is also not afraid to charge you €300 for incoming and €300 for leaving, while the next incoming person also has to pay €300 for the same document, which she only draws up and has signed 1.5 months later (read: registered). March 1, location description received April 13). You will of course also lose this amount in your refund of the rental deposit She also does the property description completely alone without the presence of the tenant, landlord or outgoing tenant, strange... Bottom line, this owner earns a living from 'snags' and, in her own opinion, 'rules' that she is more than happy to brush aside. The owner also has an extra pair of keys that she keeps without mentioning this, which is legally incorrect, this must be stated in the contract. She is also not afraid not to contact you 3 months later for the refund of your deposit and lets this be swept under the rug without any hearing. Even after several (27) attempts at telephone contact, the owner shows no sign of life. It is logical that several properties have remained available for rent on her site for more than a year. Action will only be taken after notice of default by email. The owner works with the well-known 'Rentio', an application that should provide comfort to landlords and tenants in terms of administration and contracts. Even with this, things are again going smoothly on all sides at Spriet. In short, for the people who are in contact with this company or want to rent/let through this company, please pay attention! It can be an expensive joke. Have your contract checked by the tenants' association for some time before you do business with this real estate office or you are close to baldness and her wealth that she earns purely through her arrogant, nauseating and overly promoted attitude. Stay with your money!
